Buying a condominium
it is not simple.

You need a lawyer for your condo sale or purchase who understands condo by-laws and construction issues.
You need a lawyer to advise you on the Status Certificate and what it means to you before you firm up a purchase on a resale condo.
You need a lawyer who will take the time to read the condominium documents.
You need a lawyer who understands condominiums.
New condo purchases are subject to major delays.
There are a record number of new condominium projects under construction and sales jumped in 2005, again in 2006 and surpassed house sales in 2007. So far condos are the only growth sector for real estate in 2008.
When we act for you on a new condo purchase we do not charge a fee on interim occupancy but wait until the final closing after the condominium has been registered.

A Condominium is a property owned collectively by individual unit owners who each own their own exclusive residence area plus all unit owners own an equal share of the common elements of the property. Some common elements are for the exclusive use of individual unit owners. An example of this is the balcony going outside from a unit and the entrance door to the unit. Condominium is a form of ownership not the type of building. It can apply to more than high rises or townhouses but typically those are the type of properties in Ontario which are condominiums.
